12 St John’s Avenue, New Town
The Hobart City Council Planning Committee has approved a development application for hospital services, carparking, tree removal and associated works for 12 St John’s Avenue, New Town.
The proposal includes a purpose-built mental health facility for the Southern Mental Health Beds Development (SMHBD) and the Tasmanian Eating Disorders Service (TEDS), with a three-storey building, a basement for discreet emergency patient delivery, and a shared entrance with welcome and treatment rooms for outpatients.
The first floor will contain 15 inpatient SMHBD rooms with ensuites, consulting and treatment spaces, and eight TEDS rooms with ensuites, full time house and treatments spaces and staff offices. The second floor will accommodate 90 staff on site, along with medication, treatment, and meeting spaces.
It also includes a 31-bay car park, while the design of the building attempts to reflect the character of the St John’s Park heritage buildings with hipped roofs, a mix of external materials and earth tones.
Several representations were made regarding heritage issues, specifically around burials on the proposed site. Burial issues are governed by the Burial and Cremation Act and the Aboriginal Heritage Act, not the Land Use Planning and Approvals Act. Any required approvals under these acts are separate but equally important.
