The proposal is for an 11 storey building with screened roof plant, comprising basement parking, a ground level mixed use lobby, and an office tenancy built over 9 floor levels.
The basement is accessed from Watchorn Street and includes car parking and bicycle storage. The building fronts both Watchorn and Bathurst Streets and facilitates a pedestrian connection between these streets, with the provision of a covered walkway providing pedestrian access to the In the Hanging Garden.
External materials include brick, glazing, patterned concrete and metal cladding in various colours and finishes, complementing surrounding heritage buildings and providing consistency with surrounding development, along with a high standard of building form, material treatment, urban detailing and landscaping.
The proposal also includes the consolidation of several titles.
Two trees and two parking spaces are to be removed and replaced toward the Bathurst Street end of Watchorn Street. One additional tree will be installed.
